Below is your weekly update for the Big Bear real estate market as of 3/30/2009.

These are the quick stats for the week -

32 new residential listings for the week (same as last week) – 6 bank owned, 3 short sales, and 23 organic.

12 new residential closed sales for the week – 5 bank owned, 1 short sales, and 6 organic.

19 new residential pending sales for the week - 8 bank owned, 4 short sales, and 7 organic.

True to form, the majority of what was listed the past week were organic, Mom & Pop sellers while the majority of what sold or went into escrow was bank owned and short sales.

Big Bear Foreclosure Update For The Week

There were only 2 properties that went back to the bank, one of the lowest numbers we have seen since I have been tracking it the past 4 weeks.

Below are the Big Bear properties that are set up to be sold by trustee’s sale in the next week, 18 total.  The best way to buy one of these properties at a Trustee’s sale is to know about it months in advance. We can help with that if you are interested.

There are two properties in the prestigious Castle Glen neighborhood that are set to go to sale this week.  If they go back to the bank, it could turn out to be a good buy in the near future.

It is important to note that just because these are set up for sale this week, many of them may be postponed for one reason or another.
