The Valley View Estates subdivision is perched high on a hilltop in eastern Big Bear City, offering wonderful views of Gold Mountain and Baldwin Lake beyond.  Valley View offers the amenities of a newer development, and lots of sunny exposure.

Originally conceived as an “all Victorian” development, several wonderful examples of Victorian architecture highlight the area, but today share the neighborhood with one and two-story “mountain traditional” designs, a Craftsman or two, and Lindal-built cedar homes.  The minimum home size is 1,200 sq. ft, with garages, and the area offers underground utilities, and wide streets with curbs and gutters.

Valley View’s close proximity to both Big Bear High School and Baldwin Lane Elementary School makes the area a great choice for those with school-age children, and it has a nice family-oriented feel.  It is also conveniently located near State Hwy 38, the route leading to Redlands, and State Hwy 18 to Lucerne/Apple Valley’s.

Similar to the adjacent areas of Shay Meadow and Baldwin Lake, the Valley View area is less heavily treed than some Big Bear areas, and generally receives less snowfall than areas to the west, so it is a great choice for full-time living when ease of access is a must.

Valley View Estates is served by the Big Bear City Community Services District, Southwest Gas, and Bear Valley Electric.  It’s just a short drive to the Big Bear City business district and Bear City Airport, and then a few more miles to Big Bear Lake itself.
